Lodha One Bund Garden: Pune sells its most expensive penthouse for ₹37 crore

Pune: Lodha One Bund Garden, is now the most expensive penthouse in Pune with the recent sale of its Emperor Palace penthouse of ₹37 crore. Stretching across 12000 square feet square feet, providing a picturesque view of the sprawling 500 acres of greenery, this is the city’s first penthouse at the top of a residential tower.

Over the last two years (April 2022 to date), Pune has seen 32 apartment registrations in the luxury segment, valued above ₹10cr (agreement value). The highest value of which was ₹18.5 crore. Post-registration on RERA, the Lodha One (Bund Garden) penthouse, with a per-square-foot price in the range of ₹28,000-29,000, becomes the most expensive in this segment.

Lodha One is Lodha's first luxury project in Pune, as the city is experiencing a notable shift in demand towards luxury gated residential communities equipped with the world’s finest homes, imbued with exceptional 5-star amenities and services. Lodha’s move with Bund Garden comes as a response to meeting this demand and the rising scarcity of land in Pune.

Seated atop a residential tower, Lodha One Bund Garden is spread across 3 levels with features like a private terrace and pool for the homeowners. Exclusive services are provided by Lodha’s private hospitality service, Saint Amand, catering to all hospitality needs of the residents. It is designed by Singapore-based, Sitetectonix firm.

Meanwhile, properties in Pune priced at ₹1 crore and above also saw an increased market share, rising from 10 per cent in March 2023 to 13 per cent in March 2024, indicating a growing interest in higher-end real estate.

Apartment Size Preferences:

  • 500 to 800 sq ft: Apartments in this size range held a significant market share of 40 per cent.

  • Below 500 sq ft: These smaller apartments comprised 35 per cent of transactions, making them the second most preferred size.

  • Above 1000 sq ft: The market share for larger apartments remained stable at 13 per cent.

This data reflects changing preferences in Pune's real estate market, with a notable increase in both mid-range and high-end property transactions and a stable demand for larger apartments.
