Pimpri-Chinchwad Municipal Corporation (PCMC) has intensified its property survey as part of its city-wide tax assessment initiative. The ongoing survey is aimed at identifying all properties, ensuring accurate tax collection. As a result of the survey, the PCMC has begun issuing special notices to property owners for newly identified properties.

According to the property tax department, approximately 855,102 properties have been assigned geo-sequential numbering. Out of these, internal measurements of 532,307 properties have been completed.

The department has now issued special notices to 52,787 newly identified properties. These notices (referred to as "Special Notice 1") alert property owners about any new assessments or discrepancies found during the survey.

Property owners who receive these notices have the option to raise objections if they believe the notice is incorrect. The PCMC has simplified the objection process by allowing citizens to complete the procedure online.

Each notice comes with a QR code that can be scanned to access the online portal. Property owners have been given a 21-day window to submit their objections after receiving the notice.

The PCMC has assured citizens that the hearing process for objections will be fast-tracked to avoid any delays. Additionally, properties that are newly assessed this year will be eligible for various tax concessions.

Property owners can take advantage of these benefits within three months of receiving their tax bill. These concessions include a 5% discount for advance or online payments, a 30% discount for properties owned by women, and a 50% discount for properties owned by persons with disabilities.

Other incentives are being offered for properties that meet environmentally sustainable criteria. Properties with zero waste management systems or operational sewage treatment plants can avail a 10% discount, while those with electric vehicle charging stations can enjoy a 2% reduction. Additionally, properties that hold a 3 to 5-star rating in green building certifications are eligible for a 5% to 10% discount.

Shekhar Singh, Commissioner and Administrator of PCMC, emphasized the importance of using the QR code for the online submission of objections.

He stated, “The property survey across the city is in its final stages, and Special Notice 1 is being issued to newly identified properties. Property owners who wish to raise objections must use the QR code for online submission.”
