Mumbai: The long-delayed redevelopment of the PMGP Colony in Jogeshwari has hit another roadblock, with the Maharashtra Housing and Area Development Authority (MHADA) failing to attract any bidders for the project, despite extending the tender deadline three times.
In a fresh attempt to move the project forward, the Mumbai Board of MHADA has made adjustments to the tender and reissued it, hoping to finally secure a developer.
The PMGP Colony in Jogeshwari, established in 1990 under a Central Government scheme, spans 27,725 square meters and consists of 17 buildings with a total of 942 residential units and 41 non-residential spaces.
Over the years, these buildings have severely deteriorated, becoming unsafe for habitation. Recognizing the need for urgent redevelopment, the housing society initially appointed Shripati Group as the developer, but the project failed to progress for over a decade, leading to the cancellation of the developer's appointment.
Structural assessments conducted recently confirmed that the buildings are in a dangerous state, underscoring the immediate need for redevelopment.
To address this, MHADA has provided some residents with temporary accommodations in transit camps, but many still remain in the crumbling buildings.
The redevelopment plan, modeled after the successful Motilal Nagar project using the C&D framework, was initially put out for bidding a few months ago.
However, after receiving no responses, MHADA extended the tender deadline three times, with the final extension ending on August 19, 2023. Despite these efforts, no bids were submitted.
On Saturday, MHADA announced that it had made certain modifications to the tender and reissued it.
A senior official from the Mumbai Board confirmed that the future of the redevelopment depends on receiving a response to this new tender. If no bids are received, the state government will have to step in to determine the next course of action.
